An accepted offer marks the beginning of the formal purchase process. A purchase agreement outlines the terms of the sale, including the purchase price, payment schedule, and closing date. Once signed by both parties, an initial deposit is made and held in escrow.

Escrow and Legal Review
The escrow company or closing attorney holds the deposit and manages the transfer of funds. During this time, the legal team verifies ownership history, checks for liens, and confirms that the title is clear.
In Mexico, this step is completed with the support of a Notario Público, an independent government-appointed attorney responsible for certifying the transaction. This ensures that all documents are valid and that the property can be safely transferred to your name or trust.
Due Diligence and Inspections
Your real estate advisor will guide you through the due diligence period. During this stage, inspections are carried out to evaluate the property’s condition and confirm that all documentation is accurate.
Specialists can assess structural elements, electrical systems, plumbing, and other key areas to ensure transparency. Depending on the property type, additional studies or environmental reports may be recommended.
If the findings are satisfactory, the process continues toward closing. If adjustments are needed, your agent will negotiate with the seller to address them.
Appraisal and Financing
If you are purchasing with financing, the lender will request an independent appraisal to confirm the property’s value. Appraisals consider market conditions, location, size, and comparable sales.

Final Steps
Once all conditions have been met, your closing team will prepare the deed, finalize trust documentation if applicable, and coordinate signatures with the Notario. The escrow funds are then released, and the property officially becomes yours.
