Final Walk-Through

The buyer will complete a final walk-through, usually the day before or on the day of closing. This visit confirms that the property is in the same condition as agreed, that all systems are functional, and that no personal items remain. I coordinate this process to ensure everything proceeds without issue.

Utility and Service Accounts

Before closing, it’s important to arrange for the cancellation or transfer of utilities and home services. This includes electricity, water, internet, and any recurring maintenance contracts. I will provide guidance and contact information to help you finalize these details easily.

Staying Prepared

Even at the last stage, unexpected issues can arise. Whether it’s a delay in funding or a minor repair concern, I remain available to resolve any last-minute challenges quickly and efficiently so that your closing stays on schedule.

The Closing Appointment

The closing agent will provide a settlement statement summarizing all financial aspects of the transaction. Both parties will sign the final documents, and funds will be disbursed according to your instructions. You can choose to have proceeds wired directly to your financial institution or receive a certified check at closing.

Be sure to have all keys, remotes, and any property-related information ready for transfer. Once everything is signed and confirmed, congratulations — the sale is complete.
