Strategic insights from two decades of luxury property transactions in Los Cabos
Having passed the midpoint of 2025, something fundamental has noticeably shifted in the first half of this year. The clients coming through my door aren’t asking whether Cabo is a good investment anymore – they’re asking much more sophisticated questions. What strategy aligns with my long-term wealth objectives? How does market timing intersect with my personal timeline? What approach will deliver the most value for someone in my position?

This evolution tells me we’re no longer dealing with a speculative market. We’re working in a strategic one. And that changes everything about how I counsel clients and structure deals.
The Market Hasn’t Slowed – It’s Matured
When people ask me about the “cooling” they’re reading about in headlines, I tell them they’re misreading the signals. What we’ve experienced over the past six months isn’t volatility or decline; it’s a more sophisticated and strategic outlook.
Here’s what I observed firsthand: “The strong start to the season anticipated after the 2024 US election results was delayed by the following policy uncertainty that came out of Washington. Although it caused some to stay on the sidelines, others identified strong buyer conditions and larger institutional investments continued. When the market picked up, the increased activity was sustained through Q2 into the summer months.”
The clients who moved during this period weren’t reacting to urgency. They were responding to value alignment. Properties in prime communities continue to move decisively when they meet specific criteria. But there’s less tolerance for overpricing, less patience for properties that don’t deliver on their promise, and much more focus on long-term strategic fit.
That’s not a weakness in the market. That’s maturity.
Three Types of Buyers I’m Working With Today
In my experience, serious buyers fall into three distinct categories, and each requires a different advisory approach:
The Lifestyle Relocators – these are individuals and families making Los Cabos their primary or secondary residence. These clients prioritize quality of life factors: climate, international connectivity, access to world-class amenities. They’re less concerned with cap rates than with how a property enhances their daily experience, you know?
The Dual-Purpose Investors – they want properties that serve both personal and portfolio objectives. These are some of my most analytically sophisticated clients. They evaluate revenue potential, operating expenses, and market positioning with the same rigor they apply to their other investments. They understand that the best properties can deliver both lifestyle value and financial returns.
The Portfolio-Minded Buyers – they view Cabo within their broader global diversification strategy. For these clients, Mexico represents an attractive combination of legal framework, property rights, favorable tax structure, and appreciation potential. They’re thinking in decades and building generational wealth.

What strikes me about all three segments is their long-term thinking. As I told a client recently: “Affluent international buyers continue to view Los Cabos as a hot-spot for lifestyle and ROI, but also as a key strategy to protect and preserve wealth as it transfers to the next generation. The entry level of the market is also active as people continue to pursue retirement and remote work destinations that offer climate, culture, cost-efficiency, and livability.”
What’s Actually Moving and Why It Matters
While everyone talks about luxury beachfront scarcity, I’m seeing consistent activity in the $750,000 to $1.5 million range. These properties often combine three critical elements: privacy, architectural integrity, and rental versatility. They appeal across buyer categories because they solve multiple objectives simultaneously.
I’m also seeing renewed interest in pre-construction and recently completed developments, particularly among younger buyers establishing long-term positions. The appeal isn’t just about pricing. It’s about flexible closing timelines, contemporary amenities, and design standards that reflect how people actually want to live today.
“Among Ultra High Net Worth buyers, properties that offer luxury, amenities, and prestige become trophies in a real estate portfolio,” “while turn-key new builds in locations that support lifestyle and investment appeal are popular across the spectrum of buyers.”
This tells me quality and positioning matter more than price points. Smart buyers working with experienced representation will always find opportunities in this environment.
Market Timing vs. Personal Timing – How I Actually Advise Clients
The question I get asked most often: “Is now the right time to buy?”
My answer depends entirely on the client’s situation and objectives, you know?
For lifestyle buyers, I tell them the right time is often when the right property appears. In a market where premier inventory is limited and often moves through private networks, trying to time the market perfectly usually means missing exceptional opportunities. I’ve watched too many clients wait for “better timing” only to see their ideal property sell to someone who was ready to act or the Seller raise the price to capitalize on the demand.
For investors, current conditions remain compelling. The peso has maintained relative stability against the dollar. International interest continues to expand. High-season rental performance shows consistent strength. Long-term appreciation trends support patient capital deployment strategies.
In reality, our approach to ‘right timing’ is this: “We always respect our clients’ visions and provide market insight and context to support the best strategies to achieve them. When you find what you’ve been long-searching for, the decision to purchase is easy if you are well-informed and supported—even in situations where drawing resources from one asset at a small loss helps to achieve a greater upside in the long run. Whatever the client’s goal, we find the best balance between market and personal timing to surpass it.”
Strategy Is Everything in This Market
I can tell you the difference between successful and unsuccessful buyers isn’t luck or timing. It’s strategy.
The clients who achieve their objectives understand that finding a good property is just the beginning. The real work involves legal structure optimization, financing strategy, negotiation approach, and long-term value creation planning. Every decision needs to be informed by experience and designed to support sustainable wealth building.
This is why I spend significant time with clients before we even look at properties, you know? Understanding their “why” shapes everything that follows. Are they building generational wealth? Optimizing tax efficiency? Creating lifestyle flexibility? Diversifying geographically? Each objective requires a different strategic approach.
“Success happens when preparedness meets opportunity. Before you find your perfect property, do your research, define your budget, have funds or financing in order, know your ‘must haves’ and your ‘why,’ and most importantly, have an experienced professional in your corner with only your best interests in mind.”
What I See Looking Forward
The Los Cabos luxury real estate market has evolved beyond speculation into strategic investment. It no longer rewards urgency or uninformed decision-making. Instead, it favors preparation, local insight, and clarity of purpose.

This creates significant advantages for the right buyers. While casual investors may find the market less accommodating than during purely speculative periods, serious buyers with clear objectives and proper preparation are identifying exceptional opportunities.
The clients succeeding in 2025 understand this shift. They’re approaching purchases as strategic moves within broader wealth management plans. They’re thinking in decades, not quarters. And they’re working with advisors who understand the nuances of this sophisticated market.
If you’re considering a Los Cabos purchase this year, success will depend on more than market monitoring. It requires strategic preparation, local expertise, and the patience to execute properly when the right opportunity emerges.
Having worked with clients at every level of this market, I can tell you that the fundamentals have never been stronger for buyers who approach this market with the sophistication it now demands.
